My team and I put together an exact step by step plan on how we will be able to sell you home for the most amount of money, in the shortest amount of time and with as little in-person interaction.

During any part of this process in which we HAVE to have in person interaction we will be using Masks, Gloves and Disinfectant wipes to wipe down any surfaces touched as well as do our best to maintain a safe distance.

Home Preview – This is a critical step and requires I see the home in person to be better able to assess pricing, staging and any needed repairs.
Consultation – During the consultation we will review the most recent comparable sales, the details of the listing contract and the complete listing plan of attack. We can do this at the same time as the Home Preview or we can do a “Skype”, “Zoom” or “Facetime call.
Lockbox – We will immediately instal a professional Sentrilock Lock Box to allow access for potential Agent Previews, Agent Assisted Showings, Inspections, Appraisals and Repairs.
“For Sale” Sign – We will order the installation of a “For Sale” sign to generate drive by leads.
Staging – We will hire a Professional interior designer to help guide you with decluttering, de-personalizing and we will provide the necessary furnishings and accessories to show the home in it’s best light.
Photo / Video / Virtual Tours – We hire the best in the industry to create the highest quality photography, Listing Video and MatterPort Virtual Tours. Potential clients will literally be able to tour the home with the click of a mouse.
2 separate videos are produced, one non-branded to send to agents that request showings in which we showcase all of the most important features of the home so they know what to share with their potential buyers and another one for the general public to create excitement and a sense of urgency to see the home ASAP.
By doing this at the highest level, we are able to maximize buyers falling in love prior to even seeing the home.
Individual Website – We take all of the photography, the Listing Video, the virtual tour, a map and our contact information and we put it together in a beautiful website with no fluff. Thats it, Just your home. SEE AN EXAMPLE BY CLICKING HERE.
Sponsored Ads – Amazing content is useless without PAID marketing! We will pay to run sponsored ads on Facebook, Instagram, YouTube and Google search. This is how we are able to find buyers that are not necessarily already shopping on the MLS.
MLS & Website Syndication – We will upload all of the listing information to the MLS (Multiple Listing Service) used by most buyers to shop for homes and syndicate across all IDX real estate websites like Zillow, Trulia, Homes etc. We create captivating ad copy (Remarks).
Showings – All showings will be scheduled through us and confirmed by the seller. All potential buyers will have to sign an agreement stating that they will follow our safety instructions and they would have seen the virtual tour prior to going in person.
Open Houses – Cancelled. There is no need to conduct an open house and risk having too many people in the same place. The biggest value of an open house for a seller was to show other potential buyers how many people were interested in the home and allowing the listing agent to present the home with energy and enthusiasm.
Negotiations – All negotiations will be handled over email and phone. No need for person to person interaction.
Inspections & Repairs – All inspectors, appraisers or contractors are to abide by the same standard of safety that has been set for showings and any in person situation.
Closing – All escrow, bank and Title operations are done by email or by phone, If something needs to be notarized, arrangements will be made for a mobile notary and all safety precautions are to be followed.
